Let Only
This is our standard service for finding you a fantastic tenant and the fee is payable in full upon the commencement of the tenancy for your property and is calculated on the length of the fixed term tenancy.
For this we will ensure that a high-quality tenant is secured for your rental property as quickly as possible. The minimum letting fee is £500 inc VAT per annum.
- 1 week holding deposit to secure the property
- We are a member of the following redress scheme - PRS
- We are a member of the following client money protection scheme - CMP
Let only service includes:
- Market appraisal, free professional photography and marketing of your property on Zoopla, Rightmove (additional cost) prime location, Spareroom, gumtree etc
- Accompanied viewings with regular feedback
- Reference checking
- Tenancy agreement
- Collection of tenants deposit and registration
- Annual rent statement
Rent Collection
In addition to all of the care we take under our Let Only Service, our Rent Collection Service is designed, not only to find you a great tenant, but also to cover every aspect of the financial process.
The fees are deducted from the rent collected which gives a boost to your cash flow.
This means that you do not need to keep checking your bank account to see if the rent has been paid, or chase up late payments, send receipts, keep track of statements, bill payments, invoices etc. You will be informed of any rent arrears or breaches of contract brought to our attention.
However, if legal action is required you will be responsible for the fees involved.
Rent collection service includes everything included in our let only service plus the following:
- Collection of rent on the rent due date
- Free Inventory
- Preparation of monthly and annual rent statements
- Management of property utilities
- Register your tenants deposit in the DPS or mydeposits.co.uk
- Management of rent arrears
- Serving statuary legal notices if necessary
Full Management
In addition to everything included in our Let Only and Rent Collection Services, the Management Service is designed to take care of everything required throughout the tenancy so that you can just get on with your busy life, watch the rent come in and know your property is in safe hands.
All Landlords want to achieve the best rental price for their investment property, so, along with finding you reliable tenants, we make this our priority. We will make sure that your property is advertised in the best way possible in order to ensure it receives maximum exposure and the optimum price.
Management service includes everything from our rent collection service plus the following:
- Regular property inspections are carried out
- Arrangement of necessary safety certificates for your property
- Arrange free check-in check out inventory
- Arrange for maintenance works or repairs to be carried out (subject to your approval)
- Serving any statutory legal notices
- Reviewing rents and renewal of tenancy agreements
- Management of tenants deposit release
